For co-working operators

You pay the fixed charges in a slow month too.

The floor was fitted out at a load per desk that assumed every seat sold, and the landlord's sub-meter or your own connection carries the sanctioned figure for it. Occupancy moves with the market; the fixed charges do not. The corner cabin that has not been booked since the fit-out and the store behind reception are on that bill and unused.

Where the room usually is

An unlet corner cabin, the store behind reception that held the fit-out tools, a fitted server room on an unlet section, or a phone-room cluster that can become one room. It has to lock, stay off the member floor plan, and sit on the operator's own connection or sub-meter; the assessment confirms which, and who owns the building.

What the load does

Provisioned at a load per desk for every seat sold and the AC running around the clock, and drawn at the month's actual occupancy. The spare is the sanctioned figure on the connection, or the sub-meter's allocation, minus the twelve-month peak, and it widens every month occupancy is under plan. The assessment reads the bills with your community manager and the building's facilities team.

The assessment confirms the supply, tie-in and cooling an installation needs, and what your room can support.

What decides whether a room on a co-working floor can be assessed for an installation, and what the assessment then checks on site.

Before the assessment

  1. Do you hold the floor on licence, or own it?

    If the building owner holds the connection or the room, their consent is part of the agreement. The assessment sets out whose signature is needed.

  2. Is the room on your own connection or on the landlord's sub-meter?

    It decides where an installation can tie in and how its electricity is metered, which your agreement then confirms.

  3. Can one cabin come off the member floor plan?

    The room has to lock and stay unbooked for as long as the agreement runs, with service visits outside member hours.

What the assessment checks

  • Who holds the connection and the room: the operator's own connection or the landlord's sub-meter, and whether the owner's consent is needed in the agreement
  • Panel headroom for the tie-in an installation needs, from the floor's distribution board or the building's LT panel
  • Cooling through the floor's own AC, sized for the installation and running through the night
  • Fire NOC currency for the building, and where the cabin sits in the floor's fire plan
  • A door that locks, frosted glass if the cabin has it, and service visits arranged outside member hours

Members and the floor plan

The room leaves the bookable inventory. Service visits are arranged with your community team outside member hours, and access is agreed for the site.

Cooling through the night

A floor's AC often follows member hours. An installation runs around the clock, so the assessment checks whether the cabin's cooling can run through the night.

Connectivity

How the installation connects is scoped in the assessment and confirmed in your agreement. Tell us early how the floor's member network is arranged.

  • A small room takes one pod, and the assessment checks the air path first: the room has to reject the heat.

Assumptions in this example

  • Base payment: ₹4.87 L per pod per year.
  • Additional payment: ₹7.2 L per pod per year at the modelled duty, capped at ₹15 L to ₹18 L per pod per year.
  • One pod per room that locks, and about 14.4 kW of spare sanctioned load per pod at the meter.
  • Electricity is not in these figures. How it is metered and settled is confirmed in your agreement.

We hold the floor on licence. Can we host at all?+

Possibly, with the building owner's consent. The assessment sets out whose consent and signature the agreement needs, before anything is signed.

What if we later need the cabin for a member?+

Tell us at the start. Notice, removal and how the room is returned are confirmed in your agreement, so you can plan for them before you decide.

Does it affect our members' internet or security?+

Connectivity and access for the installation are scoped in the assessment and confirmed in your agreement. Your members' network and the floor's security arrangements are part of that conversation from the start.

Could we use the capacity ourselves?+

Yes, as a separate route. An installation for your own use is a different agreement from hosting for others. The owners page sets out the three routes, and the form keeps the one you choose.
