For IT parks

The park was sanctioned for full occupancy. It has never been full.

Every floor was provisioned at a load per square foot that assumed dense desks and cooling on every one of them. Some floors are unlet, some tenants use far less than the design allowed, and the plant runs for the ones that are there. The sanctioned figure on the park's bill is the design number, and the fixed charges are on that.

Where the room usually is

An old BMS or telecom room on the podium, a utility room beside the meter room, a fitted server room on a floor that is between tenants, or a plant-room annex. It has to be landlord-held and on the landlord's panel, not inside a tenant's demise or on a tenant's sub-meter; the assessment confirms which.

What the load does

Sanctioned at a design load per square foot for every floor at full fit-out and full occupancy, and drawn by the tenants who actually moved in. Unlet floors and part-occupied ones leave their share on the bill, and the plant runs for the tenants who are there. The spare is the sanctioned figure minus the twelve-month peak, read with the facilities head from the park's own bills.

The assessment confirms the supply, tie-in and cooling an installation needs, and what your room can support.

What decides whether a room in an IT park can be assessed for an installation, and what the assessment then checks on site.

Before the assessment

  1. Is the room landlord-held and on the landlord's panel?

    A room inside a tenant's demise or on a tenant's sub-meter is not a starting point.

  2. Does the plant, or the room's own unit, run through the night?

    An installation runs around the clock, so its cooling has to as well.

  3. Can service visits reach the room through the service core?

    Access through the service core keeps visits away from tenant floors.

What the assessment checks

  • The metering scheme: the room must sit on the landlord's panel, not a tenant's sub-meter, and the assessment confirms it on the single-line diagram
  • Panel headroom for the tie-in an installation needs, and the run from the landlord panel to the room
  • Heat rejection through the park's plant, or a unit on the room, sized for the installation and running through the night
  • Fire NOC currency for the tower the room sits in
  • A door that locks, and access through the service core away from tenant floors

Tenants and leases

The starting point is a room outside every tenant's demise, so tenants' leases and sub-meters are not part of the assessment.

When a floor is let

If a new tenant needs load back, or the room itself is let, what happens is confirmed in your agreement.

Night-time cooling

Parks often run plant through the night. The assessment sizes the room's cooling for the installation.

  • Rooms set the count: one pod per room that locks. Your load would carry 6 pods at 14.4 kW each at the meter.

Assumptions in this example

  • Base payment: ₹4.87 L per pod per year.
  • Additional payment: ₹7.2 L per pod per year at the modelled duty, capped at ₹15 L to ₹18 L per pod per year.
  • One pod per room that locks, and about 14.4 kW of spare sanctioned load per pod at the meter.
  • Electricity is not in these figures. How it is metered and settled is confirmed in your agreement.

Does this touch any tenant's lease or sub-meter?+

The starting point is a landlord-held room on the landlord's panel, so tenants' leases, sub-meters and fit-outs are not part of the assessment. How the installation is metered is confirmed in your agreement.

What happens when a new tenant signs for the floor?+

Tell us about letting plans early. How load is returned, and what happens if the room itself is let, are confirmed in your agreement.

Our plant runs through the night. Does that help?+

Yes. Cooling that runs around the clock is the hardest thing for most hosts to provide. The assessment sizes the room's cooling for the installation.

Can a tenant in the park buy capacity?+

That is a separate route. A tenant who wants AI work run can start from the solutions page; hosting for others stands on its own agreement.
