Sanctioned for the working day, drawn until the last tenant leaves. A locked store room on that margin may support an installation. An assessment and your agreement determine suitability, responsibilities and payment.
For office buildings
An office building is sanctioned for every tenant's peak at once: AHUs, lifts, the lot. After 7 pm the draw falls to a fraction, at weekends it falls further, and the fixed charges for the full sanctioned load arrive on the first of every month regardless. That margin is real, it is on your bill, and today it sits unused.
A store room off a service corridor, an old server or UPS room on a floor that has been re-let, a plant-room annex on the terrace level, or a ground-floor room next to the meter room that belongs to the building rather than to a tenant. It has to lock and it has to be on the building's own connection.
Sanctioned for every tenant's peak at once and drawn that hard only on a hot weekday afternoon. From 7 pm the draw falls to security lighting, a few lifts and whoever is working late; at weekends it falls further. The spare is the gap between the sanctioned figure on your bill and your peak demand over the last twelve months, and that gap is usually widest in exactly this kind of building.
