A mall is sanctioned for every tenant, every escalator and the whole chiller plant at once, and from 11 pm it draws a fraction of that. One back-of-house room or vacant unit may support an installation. An assessment and your agreement determine suitability, responsibilities and payment.

For malls and retail spaces

The chillers stop at 11. The fixed charges do not.

Retail load is set by the busiest Saturday in December: every anchor, every food-court exhaust, every escalator, the plant. Through the night the building draws nothing like it, and a unit that has been vacant since the last fit-out draws nothing at all. The sanctioned figure on the bill does not know any of that.

Where the room usually is

A back-of-house store on the service level, an old BMS or telecom room, a vacant kiosk-sized unit with its shutter down, or a room beside the fire control room that once held a tenant's stock. The good ones are on the mall's own meter, near the LT panel, and away from the trading floor.

What the load does

Sanctioned for every tenant trading at once, plus escalators, food-court exhaust and the chiller plant, and drawn that hard on a festival weekend. From closing until opening the draw is security lighting, a few chillers and the odd tenant restocking. Vacant units add to the spare directly: their share of the sanctioned load is on your bill and nobody is drawing it.

The assessment confirms the supply, tie-in and cooling an installation needs, and what your room can support.

Before the assessment

  1. Is the room on the mall's own connection, not a tenant's sub-meter?

    Only the mall's own connection is a starting point for a landlord-held room.

  2. Does anything cool the room after the chillers stop?

    An installation runs around the clock, so the room needs cooling of its own that runs through the night.

  3. Is the unit likely to be let soon?

    A vacant unit can be a starting point, and letting plans shape what the agreement says about notice and removal.

What the assessment checks

  • The metering point: the room must sit on the mall's own connection, not a tenant's sub-meter, and the assessment confirms which
  • Panel headroom at the nearest LT panel for the tie-in an installation needs
  • Cooling after closing: if the chiller plant stops at closing the room needs a unit of its own, sized for the installation, that runs through the night
  • Fire NOC currency and where the room sits in the fire plan
  • Tenant hours and access: service-corridor traffic, restocking hours, and a door that locks against all of it

  • Rooms set the count: one pod per room that locks. Your load would carry 4 pods at 14.4 kW each at the meter.

  • Base payment: ₹4.87 L per pod per year.
  • Additional payment: ₹7.2 L per pod per year at the modelled duty, capped at ₹15 L to ₹18 L per pod per year.
  • One pod per room that locks, and about 14.4 kW of spare sanctioned load per pod at the meter.
